Byrom & Thomas Chartered Surveyors offer a range of services for the commercial business including

Valuation - both Capital and Rental Valuation.

We are able to provide advice as to the value of commercial premises, be it for secure lending purposes, taxation or company accounts.

We are able to advise in respect of rental values and represent not only tenants but also landlords in respect of negotiations over rent, not only at the start of a new lease but also upon review.

Leases - Preparation of schedules of conditions.

It is important for all parties to agree an In-going Schedule of Condition, possibly more importantly for the tenant. The majority of leases will state that the premises have to be returned in the same condition as the start of the lease, and therefore it is important that that condition is agreed.

Dilapidations - As stated above premises normally have to be maintained and returned in the same condition as at the start of the lease. We are able to advise either landlords or tenants in respect of their obligations and we can prepare Schedules of Dilapidations for landlords and also we can defend a tenant against unreasonable claims at for repair.
